Lithia is a rapidly growing small community south of the Brandon-Valrico area. Getting to Lithia is easily accomplished by traversing either Lithia-Pinecrest Road or FishHawk Road. This allows for easy access to Tampa, MacDill Air Force Base, Lakeland, Orlando, area attractions and beaches. This small rural area is undergoing construction of the master-planned community of FishHawk with estate homes, town homes, villas and single family homes with manicured landscapes, parks and recreation facilities. The rural area boasts beautiful homes on acreage with many of them being horse farms. Home prices for villas, single family homes and executive homes range from the mid $100,000’s to over $1,000,000. Lithia has a county park, Alderman Ford which features camping and boating/canoeing on Hillsborough River.
Lithia has recently seen the construction of several new grade schools, a middle school and a high school. The residential growth has also been accompanied by growth in the commercial sector of restaurants, stores and day care.
